166-unit residential new construction, zoned CMX2.
A 166-unit residential building has delivered at 1201 W Girard Ave in Northern Liberties, filling out a full-acre site with four stories of housing plus rooftop access and 31 parking spaces. The project, which was cleared to build in late 2021, includes 80 bike spaces and takes advantage of the city's green roof bonus and mixed-income housing provisions. The CMX2 zoning allows this kind of midrise residential by right along the Girard corridor, and the developer threaded in pilothouse structures for stair access to the roof deck, each capped at 125 square feet and 10 feet in height.
1201 West Girard Avenue LLC picked up the site in 2020 and moved quickly to get the building out of the ground. The scope called for full sprinklers, separate mechanical and electrical work, and elevator approvals through the state, with amendments during construction tweaking floor layouts and adjusting basement configurations for electrical and sprinkler rooms. It's a straightforward midrise play on a sizable parcel, delivering density without requiring zoning relief or variances.
The project sits within a concentrated development wave along the Girard and North Broad corridors, where nearly 600 units have either delivered or are in the pipeline within a half mile. Nearby projects include a 70-unit building at 915-23 N Broad, a 49-unit structure at 918 N Broad, and smaller infill plays on Girard and Ridge. The cluster of activity suggests that developers see the area as ripe for midrise residential, particularly on parcels large enough to pencil without requiring air rights or complex assemblages.
With 1201 W Girard now occupied, the question is how quickly surrounding underused lots follow suit. The precedent is set for four-story, by-right projects that can absorb mixed-income requirements and still deliver meaningful unit counts. Other sizable parcels along this stretch of Girard—particularly those with CMX2 zoning and minimal demo costs—are likely watching closely to see how leasing and absorption shake out here before committing to their own plans.
