An 84-unit, seven-story residential building has wrapped construction at 130 W Girard Avenue in Northern Liberties, adding another sizable piece to the neighborhood's ongoing multifamily buildup. The project, cleared to build in March 2024, rose on a 12,169-square-foot lot and reached delivery after a build process that began with foundational work and progressed through a full interior fit-out, including sprinkler and standpipe systems. An amendment late last year brought floor-plan adjustments, suggesting responsiveness to leasing realities or design refinements as the project neared completion.
The site is zoned CMX3, which allows the seven-story height by right and is widely applied along Girard Avenue's commercial spine. Rck Girard LLC holds the property, which last changed hands in 2004—well before Northern Liberties became the densely pipelined submarket it is today. The long hold and recent development suggest a landowner who waited for the neighborhood's trajectory to justify a midrise bet.
This delivery joins a thick cluster of multifamily construction within a half-mile radius, where 896 units are either underway or recently completed. Nearby projects include the 166-unit building at 310 W Girard Avenue, the 107-unit development at 1122 Frankford Avenue, and the 61-unit project at 1351-59 Frankford Avenue. The concentration reflects sustained developer confidence in Northern Liberties' walkability, transit access, and appeal to renters willing to pay for newer stock.
The successful completion of 130 W Girard could nudge remaining underbuilt parcels along the avenue into play, particularly those held by longtime owners who've watched land values climb. CMX3 zoning creates a clear pathway for similar midrise proposals, and with nearly 900 units already in motion locally, the submarket's absorption capacity will be tested as these buildings come online and begin competing for the same tenant pool.
