A seven-story, 182-unit building at 1130 N Delaware Avenue has been delivered along the Fishtown waterfront, adding a mid-sized multifamily structure with shell commercial space and accessory parking to a stretch that's seen steady residential densification over the past few years. The project—cleared to build in late 2022 and owned by Soz De Ave Office Owner L—includes rooftop decks and uses a mix of construction types to manage fire and life-safety requirements across its basement through seventh-floor span. The development sits on CMX3-zoned land, meaning it went up by right without needing a variance for height or density.

The building required a somewhat unusual structural approach, dividing itself into three separate sections with different construction types: Type IA from basement through second floor, Type IIIA for floors three through seven in the mid-rise portion, and Type VA for the low-rise section. Fire-retardant treated studs and sheathing were specified for the Type III construction, and the entire building is fully sprinklered with standpipes. The commercial shell will require separate use registration and fit-out work before anyone can occupy it.

This delivery lands within a half-mile cluster that now includes more than 640 new units, anchored by nearby projects like the 107-unit building at 1122 Frankford Avenue and mid-sized developments at 1212-16 N Delaware (62 units), 1000-10 N Delaware (78 units), and 130 W Girard (84 units). The Delaware Avenue corridor has become a reliable bet for by-right multifamily, with developers able to pencil seven stories without zoning fights and build at scale on industrial-conversion sites and leftover parcels.

The precedent set here—and reinforced by neighbors—suggests other shallow or underutilized lots along the waterfront and nearby grid are ripe for similar treatment. CMX3 gives developers the density to make these projects work, and the delivery of 1130 N Delaware demonstrates that the market can absorb multiple hundred-plus-unit buildings within a tight radius without much pause.
