A 14-story residential tower with 121 units is now under construction at 2012-14 Chestnut Street in Rittenhouse, cleared to build as of early April 2026. The project will rise from a compact 4,600-square-foot lot, delivering a mix of dwelling units, ground-floor commercial shell space, and a common roof deck. Balconies are planned throughout, and the building will include full fire-suppression systems. The scope leaves fit-out and use registration for the commercial tenant to whoever eventually takes the space.

The site is zoned CMX4, which permits this density by right—no zoning variance required for the height or unit count. Ownership traces back to the Philadelphia Housing Authority, with the parcel last changing hands in 1960. That long hold period suggests either a land-banking strategy or a recent decision to monetize an underutilized asset in one of the city's most reliably strong rental markets.

This tower joins a modest wave of residential development in the immediate area, including the 84-unit project at 1813 Ranstead Street. Within a half-mile radius, that Ranstead building represents the only other significant new multifamily supply, underscoring how constrained the pipeline remains in this corner of Center City. The Chestnut Street project will nearly double that nearby unit count, adding meaningful inventory to a neighborhood where land assembly opportunities are rare and demand stays consistent.

The success of this infill tower could draw fresh attention to similarly small, underused parcels in Rittenhouse—especially those held by institutional owners with decades-old acquisition dates.
