A modest four-story building with 16 units is cleared to build at 4000–18 Parkside Avenue, just off the Parkside Avenue corridor where University City begins to bleed into the western reaches of Fairmount Park. The structure will rise on a 6,938-square-foot lot with Type VA construction, a green roof, and a rooftop access structure for maintenance. The ground floor is being held as vacant commercial space—no tenant lined up yet, and occupancy for that retail slot will require a separate certificate down the line—while the residential units stack above.
Eytan LLC picked up the site in 2018 and is moving forward by right under CMX2 zoning, which allows mixed-use buildings at this scale without special approvals. The lot sits in a part of University City that has seen steady small-scale infill over the past few years, with nearly 185 units either delivered or in the pipeline within a half-mile radius. Nearby projects include an eight-unit building at 1203 N 41st Street, another eight-unit structure at 1221 N 42nd, and a trio of nine-unit developments on North Preston and North 40th—enough to suggest that the area is attracting repeat players comfortable with wood-frame, mid-rise residential.
What's notable here is the ground-floor commercial component, a rarity in this wave of smaller projects that typically run residential from sidewalk to roof. Whether that space eventually lands a café, convenience store, or service tenant will depend on foot traffic and the broader buildout along this stretch of Parkside. The project also underscores how parcels along the park edge—historically underbuilt or commercial-only—are getting a second look as University City's residential footprint pushes west.
The surrounding blocks still hold plenty of single-story commercial strips and surface lots, and if Eytan's project pencils, expect other owners to test similar formulas. The green roof and cellar suggest a developer thinking about amenity and storage in a tight footprint, which could become a template for neighboring sites with similar zoning and lot dimensions.
