A seven-story, 410-unit mixed-use building at 510 N Broad Street has wrapped construction in the Fairmount corridor, marking one of the larger residential deliveries to land along this stretch in recent memory. The project includes underground parking, ground- and second-floor commercial space, and modular residential units above, assembled by JB Hamlet and approved through third-party agency PFS TECO. The building sits on a 67,625-square-foot lot zoned CMX4, owned by 510 Broad Partners LLC, and was cleared to build in October 2020.

The design shifted mid-stream—filigree replaced some cast-in-place concrete, and a 2022 amendment added common corridors, tenant suites, storage, and restrooms on the second floor. Modular construction kept the timeline tight, a strategy that's proved effective for higher-density residential in mixed-use zones where labor and material costs have otherwise strained schedules.

This delivery contributes to a noticeable build-out in the immediate area: within half a mile, 321 units are either under way or recently completed, including the 119-unit project at 619–29 N Broad and smaller infill at 1314–32 Spring Garden, 1315 Ridge, 689–95 N Broad, and 326 N 12th. The zone allows density by right, and 510 Broad demonstrates the upper end of what CMX4 can accommodate without special approvals.

The scale and execution here set a clear template for other assembly-friendly parcels along Broad, particularly between Spring Garden and Girard, where several large footprints remain in parking or single-story commercial use. With modular proven workable at this size and zoning cooperative, the blocks north and south are likely to see similar proposals in short order.
