The project, built by Gotham North LP on a 7,244-square-foot parcel acquired in 2019, includes first-floor accessory parking and mechanical access to a green roof above the sixth story. The artist studios—explicitly restricted from rental as dwelling units and barred from industrial uses—occupy space alongside the garage on the lower floors, while the 40 apartments stack above from the second through sixth levels.
The site carries IRMX zoning, which permits the project's mixed residential and studio configuration by right. The building rises from a relatively narrow lot, threading the needle between density and the neighborhood's evolving development template. Cleared to build in April 2023, the structure required full sprinkler and standpipe systems along with fire alarm installation, reflecting its height and occupancy mix.
Gotham North's project joins a steady drumbeat of mid-rise infill along this stretch of North 2nd and nearby blocks. Within a half-mile radius, at least 259 new units have either delivered or are in the pipeline, including 13 units at 1935 N 2nd, 21 at 1931 N 2nd, and 33 at 300 W Norris. The pace underscores Fishtown's maturation from scattered rowhouse subdivisions to a denser, transit-adjacent corridor where six-story structures are becoming the default.
The artist-studio component is a wrinkle worth noting—likely a nod to the neighborhood's creative legacy, though the mechanics of how those spaces will lease and operate remain to be seen. As for the surrounding fabric, the delivery of 2034 N 2nd confirms that comparable IRMX parcels nearby—especially those still holding surface parking or low-slung commercial—are prime candidates for similar treatment. The formula is now proven, and the land math tilts further toward redevelopment with each new building that fills in.
