That zoning has proven accommodating for similar mid-rise infill across Old City, and Vine Street Development is working within those parameters rather than pushing for height variances or zoning relief. The horizontal separation strategy—effectively two buildings under one roof—is a structural workaround that keeps construction costs in check while satisfying code requirements for taller wood-frame components above a concrete podium.
This project lands in the middle of a broader build-out along the neighborhood's northern edge.
