The developer is using a horizontal separation to split the building into two construction types: a Type IA concrete base for the basement and first floor, topped by Type IIIB wood-frame construction above, an increasingly common cost-saving strategy on mid-rise projects.
619 Broad Holding LLC owns the site, acquired in 2021, and is building by-right under CMX4 zoning. The scope includes a roof deck and penthouse structures, full sprinkler and standpipe systems, and a horizontal fire exit to comply with modern life-safety code. An amendment approved in March 2025 tweaked the wall bracing, a minor structural refinement typical of mid-construction adjustments.
This stretch of North Broad has been drawing steady developer attention, with at least 257 units planned or delivered within a half-mile, including recent projects at 1315 Ridge Avenue (24 units), 689–95 N Broad (20 units), and 326 N 12th Street (31 units). The corridor's CMX4 zoning allows generous density without variance headaches, and a flurry of smaller-scale builds suggests investors see the fundamentals—transit access, proximity to Center City, manageable land costs—as durable.
The 619 Broad project's success will likely embolden developers eyeing nearby underused lots, particularly along Broad between Callowhill and Poplar. With a dozen-plus projects in the immediate orbit, this segment of Northern Liberties is steadily reshaping from auto-oriented low-rises to residential density, a shift that could accelerate if retail fill-in gains traction on the commercial spaces now taking shape.
