A 27-story residential tower at 1608-34 Sansom Street in Rittenhouse has been delivered, adding 306 apartments to a mid-block site between 16th and 17th. The project, which was cleared to build in mid-2021, went through a series of layout revisions during construction—including a brief dip to 255 units before climbing back to the final count—and now includes ground-floor commercial shell space awaiting fit-out, a parking garage, and amenity spaces that ultimately landed a fitness center on the third floor after multiple relocations.
The nearly 19,000-square-foot site carries CMX5 zoning, which allows the kind of density that makes a high-rise feasible by right in this part of Rittenhouse. Owner of record is 1620 Sansom Pa LLC, which acquired the parcels in 2020. The tower's footprint spans a full assembly along Sansom, a corridor that has historically been slow to redevelop despite its location a block south of Chestnut Street's retail spine and two blocks from Rittenhouse Square itself.
This delivery follows a broader wave of mid-sized apartment development in the neighborhood, with the 84-unit project at 1813 Ranstead and the 121-unit building at 2012-14 Chestnut both rising within a half-mile. The addition of more than 200 units in the immediate area over the last few years reflects steady absorption and developers' willingness to bet on Rittenhouse's shallow vacancy rates, even as construction costs climbed.
The Sansom tower's completion also underscores the potential for other underbuilt parcels along this stretch, particularly where assemblages can unlock similar by-right heights. With CMX5 in play and a demonstrated appetite for density, the blocks east and west of this site—many still occupied by low-slung commercial or parking uses—remain logical candidates for similar redevelopment, especially as land prices adjust to reflect the zoning envelope.
