Omega Realty LLC, the owner of record, picked up the site in 2025—though the project was cleared to build in August 2022, suggesting either a sale during construction or a delayed settlement after approvals were secured. The developer played it straight down the middle: no flashy amenities, just a functional layout designed to house students or young professionals in a location that offers walkability to Drexel, Penn, and the 30th Street Station area without the premium rents of deeper University City.
This delivery adds to a sizable wave of multifamily construction within a half-mile radius, where at least 310 units have been built or are underway. Nearby projects include the 90-unit building at 3314–20 Fairmount Avenue and a handful of smaller infill plays ranging from 15 to 20 units. The corridor is seeing steady investor interest in mid-density residential, and the RM1 zoning that allowed this project by right applies to several other underbuilt parcels in the vicinity—particularly along the low-slung blocks north of Fairmount.
