9-unit residential new construction, zoned RM1.
A nine-unit, three-story multifamily building has been delivered at 2732 Manton Street, adding another dose of middle-density infill to the Graduate Hospital and Point Breeze borderlands. The project, developed by Ervest Group LLC on a 2,531-square-foot lot, was cleared to build in June 2024 and is fully sprinklered. It's a straightforward attached building designed to squeeze the most out of RM1 zoning, which permits this kind of development by right.
Ervest Group acquired the site in 2024 and moved quickly to vertical construction, reflecting the kind of timeline that smaller developers can execute when the zoning already allows for density. The building replaces whatever previously occupied the parcel, and its nine units contribute to a steady, if unspectacular, pipeline of new housing in this stretch where Graduate Hospital's momentum meets Point Breeze's slower-moving transformation.
The project lands in a half-mile radius that has added roughly 65 units in recent years, including a 16-unit building at 1111 South 24th Street and a much larger 49-unit development at 1348 South 32nd Street. Manton Street itself has seen scattered infill, but nothing approaching the intensity of blocks closer to the Schuylkill or along major north-south corridors. This delivery suggests that even quieter residential streets with RM1 zoning are fair game for modestly scaled rental or condo plays, particularly when land trades hands at prices that pencil for nine units rather than a single conversion.
What the Ervest project underscores is that underused parcels in this zone—vacant lots, aging garages, deteriorated row homes—remain viable targets for similar mid-rise infill. The question for surrounding blocks is whether owners of similar-sized lots will follow suit, or whether fragmented ownership and the cost of assemblage keep development confined to one-off plays like this one.
