A four-story mixed-use building with eight residential units and ground-floor commercial space has been completed at 2034 N Front St in Fishtown. Cleared to build in early 2022, the project includes a cellar, roof deck, and two access structures, all of which sit on a CMX2.5 lot now held by T & D Real Estate Holdings LLC, which acquired the property this year. The commercial shell will require a separate permit before tenants move in, keeping the retail portion quiet for now.
The delivery puts another modest density piece on the board along a stretch of Front Street that's seen steady infill over the past few years. Within a half-mile radius, more than 370 units are either planned or recently built, including a 60-unit project at 2221 N Front and a 32-unit building at 1924 N Front. The four-story, eight-unit typology is in line with the neighborhood's prevailing mid-rise scale, and the CMX2.5 zoning allowed the project to move forward without variance drama.
For T & D Real Estate Holdings, the 2025 acquisition suggests either a takeout after construction or a hold-and-lease strategy now that the building is finished. Either way, the completed structure adds another incremental data point for nearby owners evaluating their own parcels. As Fishtown continues absorbing smaller multi-family projects, the question for adjacent lots isn't whether they'll redevelop—it's when, and under what ownership structure.
