The building is fully sprinklered and required separate approvals for mechanical, electrical, plumbing, fire protection, and elevator work.

Reinvest Group LLC, which acquired the site in 2023, cleared construction hurdles by early 2024 and moved quickly to delivery. The project was built by right under RM1 zoning, which permits multifamily development at this scale without requiring variances or special appeals. The lot, modest by today's Fishtown standards, supports a density that reflects the neighborhood's transition from low-slung industrial and residential blocks to a collection of stick-built walkups.

The building arrives amid a steady wave of similar projects in the immediate area. Within half a mile, 267 units are either recently delivered or in the pipeline, including an 8-unit building at 1850 N Leithgow, an 18-unit development at 439-45 W Berks, and a 40-unit project at 2034 N 2nd Street. The 13-unit and 21-unit buildings at 1935 and 1931 N 2nd Street, respectively, round out a cluster of multifamily activity along the northern edge of Fishtown, where available parcels and favorable zoning continue to draw midsize developers.

The delivery of 300 W Norris underscores the viability of modest-sized assemblages in this part of the neighborhood, particularly when mixed-income incentives can unlock additional units. As Fishtown's industrial remnants and underbuilt corners are steadily redeveloped, projects like this one set a template for what adjacent parcels might expect—particularly those large enough to support a four-story walkup but not so large as to require more complex financing or entitlements.
