The building is Type V-A construction, fully sprinklered, with standpipes running through the stairwells—standard fire-safety infrastructure for a wood-frame mid-rise of this scale.

8327 Ridge LLC acquired the site in 2024 and moved quickly to construction, which was cleared to proceed in March of that year. A summer amendment shifted the location of the electrical and bike-storage rooms on the first floor, a common tweak during the build-out phase. The CMX2 overlay here allows residential above commercial without needing variances, and the developer used the full envelope available—four stories, moderate density, and a parking ratio that works out to roughly one space for every two units.

What stands out is the isolation: there are no significant nearby projects and effectively zero comparable new units within half a mile. Ridge Avenue through this stretch of Roxborough hasn't seen the kind of multi-family momentum that's reshaped corridors closer to the city core, making this a rare test case for whether the market can absorb new apartments this far up the hill. The building's mix of residential and raw commercial space hedges that bet, though leasing the retail will depend heavily on local foot traffic and whether this becomes an anchor or an outlier.

If the project pencils and fills steadily, it could give other landowners along Ridge Avenue a template for mid-density infill on underused commercial lots. For now, it's a singular data point in a neighborhood that hasn't yet decided whether it wants more of this kind of thing.
