An amendment in mid-2024 adjusted interior and exterior elements, including a height modification, but the basic program stayed intact. The building is fully sprinklered and features a Class I standpipe system, meeting the code requirements for a project of this scale and use.
The site lands squarely within a development cluster that has delivered or cleared nearly 600 units within a half-mile radius, including projects at 2406 Mascher, 2449 N 2nd, and a 108-unit building at 2000-20 E Hagert. Nearby, a 60-unit building at 2221 N Front and a smaller 14-unit project at 2214 N Front round out the picture of steady, CMX2-driven infill.
With the Front Street corridor filling out, the mixed-use model here—pairing artisan work spaces with small-scale multifamily—offers a template for similar underutilized lots in Fairhill and neighboring Kensington. The artist studio component sets this one apart from purely residential sticks and could inform how other developers approach ground-floor programming in areas where live-work hybrids hold appeal.
