A 74-unit residential building is under way at 502 Wood Street, delivering six stories across an 11,493-square-foot lot where Old City meets Society Hill. The project stacks type III-B wood-frame construction above a concrete podium—basement and first floor built to type I-A standards—and includes a rooftop deck, penthouse structures, and ground-floor parking. The building relies on horizontal fire separation to meet code, with full sprinklers and standpipes throughout.
Wood St Assoc LP took title in 2022 and cleared the site for construction by spring 2024. The CMX3 zoning permits the density by right, a detail that matters in a corridor where most multifamily plays rely on straightforward entitlements rather than variance theatrics. The project joins a cluster of mid-rise deliveries radiating from the northern edge of Old City, including an 85-unit building at 230-36 Vine and a 75-unit project at 416-24 Vine—together adding nearly 300 units within a half-mile radius.
That wave of activity puts pressure on surrounding parcels still holding low-slung warehouse conversions and surface lots, particularly along the Wood Street corridor where CMX3 runs deep and land assemblage remains feasible. The scale here—74 units on a quarter-acre footprint—shows how five- and six-story wood podiums have become the default pencil for infill developers working older industrial blocks. It's efficient, predictable, and increasingly common as investors bet on rental absorption in a neighborhood that still straddles residential and commercial identities.
As construction continues, the building will test whether Old City's residential base can absorb this steady clip of new supply without meaningful retail or street-life infrastructure to match. The neighborhood has added units faster than amenities, and 502 Wood is another datapoint in that imbalance.
