A 46-unit, five-story apartment building is under way at 5322 Germantown Avenue, one of the heavier residential bets on Germantown's main commercial strip in recent memory. Weinstein Properties LLC is developing the project on a 12,325-square-foot site, with interior parking and a roof deck. The building is cleared to build and has seen multiple amendments over the past year covering structural work, layout tweaks, and wall assemblies—typical of a project moving through the construction phase.
The site is zoned CMX2.5, which allows the five-story, mixed-density configuration by right. At 46 units, this is a notch above the typical infill scale you see along Germantown Avenue, and it reads more like a bet on depth of demand than a cautious toe-dip. The building will be fully sprinklered, and separate permits are handling MEP and fire suppression work under 2018 IBC review standards.
This project isn't operating in isolation. Within half a mile, roughly 120 units are in the pipeline, including a 40-unit building at 5230-32 Germantown Avenue, a 33-unit project at 26-34 Church Lane, and smaller pieces at 231 East Bringhurst Street and 184 East Chelten Avenue. Taken together, the cluster suggests Germantown is absorbing a meaningful wave of multifamily investment, much of it by-right and much of it threading the corridor rather than clustering in a single node.
For underused parcels nearby—and there are plenty along Germantown Avenue's wider stretches—5322 sets a clear precedent for what CMX2.5 can accommodate without variance theatrics. If the building leases well, expect similar lot assemblages to start penciling for developers comfortable with the micro-market's rent ceiling and the neighborhood's gradual shift toward denser, car-light households.
