That regulatory simplicity has made North Front Street between Lehigh and Huntingdon something of a proving ground for developers testing shallow lot assemblages, and this parcel fit the bill: compact, commercial-zoned, and cleared for mid-rise construction without much fuss.

The building lands in a stretch that's seen nearly 400 units permitted within a half-mile radius, including 60 units at 2221 N Front, 108 at 2000–20 E Hagert, and a cluster of smaller infills along nearby Mascher and Front. Anterior Realty's timing aligns with a broader wave of speculative multifamily pushing into formerly industrial corridors, banking on transit proximity and comparatively cheap land to pencil rents that wouldn't fly in denser parts of the city.

With this one wrapped, the question becomes whether similar four-story shells start filling the remaining surface lots and low-slung commercial strips nearby. The formula—modest unit counts, CMX2 sites, shell commercial downstairs—has proven replicable, and Fairhill's inventory of underbuilt parcels suggests there's room to run the playbook a few more times before the math stops working.
