Orthodox Street itself is a commercial spine that's seen sporadic activity, but nothing on this scale in recent memory, making this one of the first significant multifamily developments to test the neighborhood's appetite for denser housing.
The mixed-income component is worth noting. It's unclear what the affordability split will be, but the use of city incentives points to a financing strategy that leans on tax credits or other subsidies to make the numbers work in a market that's still finding its footing.
