A four-story, 26-unit apartment building at 2626 Trenton Avenue in Fishtown has now delivered, adding another mid-density rental building to a neighborhood that's seen hundreds of new units materialize over the past few years. The Type V-A wood-frame structure rises on a 7,937-square-foot lot zoned RM-1, which allows residential by-right with no special approvals needed. Cleared to build in fall 2022, the project was amended in mid-2024 to remove a PECO vault, carve out a basement-level gym, and swap roof materials—small tweaks that kept the building on track for completion. Two units meet Type A accessibility standards, with most of the others built as Type B; the handful of bi-level units skip that designation entirely.
Trenton Albert LLC, the owner of record since a 2023 sale, oversaw construction on a site that sits comfortably within Fishtown's wave of infill multifamily. Within a half-mile radius, roughly 424 new units have either delivered or are under way, including the 41-unit building at 2654–64 Coral Street and the 47-unit project at 2855 Janney Street. Farther east, the 146-unit tower at 2001 East Lehigh Avenue looms as the neighborhood's tallest recent bet, while smaller 16- and 22-unit buildings dot Frankford Avenue. The 2626 Trenton project lands squarely in the middle of that spectrum—larger than the typical rowhouse conversion, but restrained compared to the area's handful of elevator buildings.
The surrounding blocks still hold plenty of underbuilt parcels where RM-1 zoning permits similar four-story projects, and this delivery reinforces that Fishtown's rental appetite hasn't cooled. Developers eyeing adjacent lots now have a fresh comp for pro formas, and the basement gym addition—a late-stage design decision—hints at the amenity arms race creeping into even mid-rise walk-ups. With the building now leasing, the question for nearby sites isn't whether more multifamily will follow, but how quickly owners decide to move.
