A six-story, 11-unit residential project is under construction at 225 Quarry Street in Old City, cleared to build in August 2024 on a 4,789-square-foot lot acquired the same year by 151 N 3rd St LP. The building uses Type I-A construction for its lower levels and Type III-B above, includes accessory interior parking and rooftop decks, and has already been amended three times to adjust foundation details, façade openings, unit layouts on the upper floors, and the addition of horizontal exits at the fifth and sixth levels — the latter change eliminating the need for elevator emergency standby power.

The CMX3 zoning here allows this kind of mid-rise infill by right, and the project taps the maximum density available on what amounts to a tight Old City parcel. The multiple revisions, particularly the reconfiguration of units and window openings as recently as late 2025, suggest an effort to fine-tune layouts and marketability as the building takes shape — not unusual for a boutique-scale development where each unit counts.

This adds to a sizable uptick in nearby residential volume: more than 300 units are rising or recently delivered within a half-mile, including the 85-unit 230–36 Vine Street and the 75-unit 416–24 Vine Street. The Quarry Street project is smaller and more granular, but it fits the broader pattern of filling in underused lots around the northern edge of Old City with compact, by-right residential.

The amendments and variance approvals — including two-hour rated corridor and bearing walls, sprinkler heads over windows — point to the kind of negotiation required when building to the envelope on tight urban sites. As Old City's low-slung pockets continue to fill in, projects like this one will set the template for what fits on the remaining one-lot-deep parcels that have sat vacant or underused for decades.
