Within half a block, an eight-unit building at 2403 W Thompson mirrors the unit count and massing here, while nearby Stewart Street has seen a pair of projects—16 units at 2408 and eight at 2401—fill in gaps along the same corridor. A bit farther north at 1503 N 25th Street, competing filings list both 15- and 16-unit buildings, suggesting a parcel in flux or revisions mid-stream. All told, 186 units have been delivered or are in progress within half a mile, a scale that speaks to the steady appetite for by-right multifamily in this corner of the neighborhood.

MBWF Homes has kept the program straightforward: three stories, eight units, no retail, no parking—standard wood-frame fare for RM1 zoning. The rear decks and sprinkler system point to a code-compliant spec build aimed at renters or condo buyers who want new construction without the premium of nearby Fairmount or East Brewerytown. The project doesn't reinvent the formula, but it doesn't need to; the zoning allows it, the lot accommodated it, and the market has shown it can absorb these mid-density infill buildings at a consistent clip.

For neighboring parcels still holding one- or two-story rowhouses, the Thompson Street corridor offers a clear template. RM1 zoning permits this kind of massing without variances, and the growing stock of eight- to 16-unit buildings suggests that landowners with larger lots or assemblages can expect interest from small-scale developers working the same playbook. The quarter-mile radius around Thompson and 24th has become a proving ground for by-right multifamily, and MBWF's building is another data point in that shift.
