A seven-story, 24-unit residential building at 1315 Ridge Avenue in Northern Liberties is now complete, adding another slender mid-rise to a stretch of the neighborhood that's been steadily filling in. The building, cleared to build in late 2022, sits on a tiny 875-square-foot lot and includes ground-floor commercial space that will require a separate fit-out, along with roof decks and parking for cars and bikes. Greenway Plaza LLC, which bought the site in 2021, took advantage of CMX3 zoning to push the building to the neighborhood's commercial spine without needing any variances.
The project lands in the middle of a development cluster that's brought more than 350 units to the immediate area within the past few years. Neighboring projects include a 119-unit building at 619-29 N Broad, a 70-unit complex at 915-23 N Broad, and a 31-unit building at 326 N 12th, all pointing to the steady appetite for by-right density along the corridor. The 1315 Ridge Avenue site itself is part of a wave that's stitched together formerly underused parcels with mid-rise infill, creating a more continuous streetwall between Spring Garden and Girard.
What's notable here is less the building itself—modest in unit count, straightforward in scope—and more what it confirms about the staying power of CMX3 as a tool for incremental densification. The lot is barely larger than a typical rowhome footprint, yet it now holds seven stories and two dozen apartments. That formula has worked repeatedly in Northern Liberties, and it's likely to continue working as long as similar slivers remain available and zoning stays cooperative.
The completion of 1315 Ridge Avenue should keep pressure on any remaining vacant or underbuilt parcels nearby, particularly along Ridge and the cross streets leading to Broad. With commercial space on the ground floor still awaiting a tenant, the building's retail future remains open, but the residential piece is done and occupied, adding to the neighborhood's growing critical mass of walkable density.
